Party Rental Agreement

Thank you for choosing The Bingham Estate for your special event. This agreement outlines the rental terms for use of our historic home and tea spaces.

Rental Options:

Unhosted Tea Party

  • Rental Fee agreed upon with management at time of booking and detailed in invoice.

  • Includes use of the reserved tea space for a self-hosted tea party.

Hosted Tea Party

  • Rental Fee agreed upon with management at time of booking and detailed in invoice.

  • Catering and tea service provided by Chef Donna Collins of The Jelly Queens.

  • Food, china, service staff, and menu prices depend on the selected menu, provided to event in a separate form.

Additional Item Rentals are available by request for an additional fee, including: Linens, Cloth Napkins and/or use of The Bingham Estate’s China (applicable for unhosted parties only)

Rental Time & Location: Your reservation includes 2 hours for the tea party, 1 hour for setup, 1 hour for cleanup

One additional hour may be added to your tea party, if available, for $200. Additional time must be requested in advance and approved by The Bingham.

Your rental includes access to your reserved event space only (either Main House Parlor or The Tea Room). You and your event guests do not have access to any other areas on property, including but not limited to the courtyard, garden, pool, cottages, etc.

The Bingham Estate may have overnight guests on property during your event. These guests are restricted from your event space, but please be aware and respectful of their stay on property during your event.

Guest Capacity

To preserve the comfort, safety, and historic integrity of the home, guest capacity is limited to:

  • Tea Room: Maximum of 35 guests

  • Parlor (Main House): Maximum of 24 guests

These occupancy limits may not be exceeded. The Bingham Estate is an adult only estatablishment. All event participants must be at least 18 years old, no children are permitted on property.

Reservation & Payment

A non-refundable deposit equal to 50% of the estimated rental total is required to reserve your date. Reservations are not confirmed until both the signed agreement and deposit have been received.

The remaining balance is due 30 days prior to the event.

Any additional charges—including catering, guest count adjustments, linens, napkins, additional rental time, or other requested services—will be itemized on a final invoice, which will be sent separately.

Final Guest Count

A final guest count is required no later than two (2) weeks prior to the event. This number will be used for staffing, catering, and final billing. Increases after this deadline cannot be guaranteed.

Cleanup

The home must be left in the same condition in which it was received.

The renter agrees to:

  • Remove all decorations, food, boxes, and personal belongings.

  • Place all trash in the designated trash containers located behind the main house on Christian Street.

  • Leave no trash, boxes, or other items inside or outside the property.

If excessive cleaning is required beyond normal use, a $200 cleaning fee will be charged.

Damage to Property

All decor for your event must be freestanding. The renter is not permitted to attach any items to walls or windows for decoration. The renter accepts responsibility for any damage to The Bingham, its furnishings, décor, china, landscaping, or other property caused by the renter or their guests during the event. Repair or replacement costs will be the responsibility of the renter.

Assumption of Risk & Liability

The Bingham is a privately owned historic home. Due to the age and character of the property, guests may encounter uneven sidewalks, steps, thresholds, original flooring, and other historic features.

By signing this agreement, the renter acknowledges these conditions and accepts responsibility for informing all guests. The renter assumes all responsibility for the conduct and safety of their guests while on the property. All registered overnight guests, event attendees, visitors, vendors, and other persons entering The Bingham Estate property do so at their own risk. To the fullest extent permitted by law, The Bingham Estate, its owners, employees, agents, and affiliates assume no responsibility or liability for any injury, illness, death, accident, loss, theft, or damage to any person or personal property arising from or related to the use of the property, its facilities, or participation in any activity on the premises.

Guests are responsible for their own safety and the safety of any individuals under their supervision. Nothing in these Terms and Conditions limits or excludes liability where prohibited by applicable law.

Agreement

By signing below, the renter acknowledges that they have read, understand, and agree to all terms and conditions of this Rental Agreement. The renter also agrees to review the Final Event Checklist (see below) with a representative of The Bingham on the day of the event.

Final Event Checklist

Renter responsibilities on the day of the event:
